Proper Way to Handle a Coming Soon Listing

WCBR rules:  Listings must be activated within 24 hours of listings being signed by Seller.  If Seller desires not to be on MLS, the Exempt listing certification form must be filled out and submitted to the Board along with the ERS listing agreement.  Promoting a listing coming soon to agents in your own office are discouraged and problematic by the Real Estate Division.  If a Seller want’s some time to fix up the property after signing a listing, that also can be done by filing the exemption form with the MLS with a copy of the listing agreement.  However if there is any public marketing, (signs, advertising, social marketing etc), the listing must be activated within 1 business day.
