Office Tenant Rental Rules

  1. ALTERATION OF SPACE:
    1. Tenant accepts the Space in its current condition as evidenced by entering into this Agreement.
    2. Tenant shall be solely responsible for bringing the office space back to its original rented condition upon move out. Rent shall not abate until unit is returned to its original rented condition.

     

  2. TENANT MOVING RELATED DAMAGE:
    1. Tenant agrees that they are responsible for any moving related damage created while moving in or out of the Space.

     

  3. USE OF COMMON SPACE:
    1. Tenant shall be allowed full and equal use of common space along with all other tenants.  Tenant agrees to use the common areas in a respectful manner include, cleaning up after one’s self including the washing of dishes and coffee mugs, not cooking or reheating foods that create strong odors.

     

  4. PARKING:
    1. Tenant shall be allowed unassigned / as-available use of parking lot. NO guarantee of parking is made by Landlord.

     

  5. QUIET ENJOYMENT:
    1. Tenant agrees that they will handle themselves and their business in such a manner as to not interrupt the quiet enjoyment of those working around them (i.e. loud music, yelling, abrasive or profane language)  Violation of this clause shall constitute material breach of Tenants Rental Agreement. On first violation Tenant will be warned in writing, the second violation shall be cause for immediate termination of said Agreement by Landlord (no further written notice required).

     

  6. REAL ESTATE BUSINESS USE ONLY:
    1. Tenant agrees that no other business shall be operated out of the Space other than that of real estate sales as associated with the Landlord’s principal business. Any exceptions to this shall be only with written permission of Landlord.

     

  7. CANDLES & FLAMMABLES:
    1. Tenant agrees to not use any open flames in the Space (including candles) as well as to not store any flammables in the Space.

     

  8. SUBJECT TO CHANGE:
    1. Tenant acknowledges that these rules are subject to change by Landlord as needed.  Landlord will provide 10 days written notice to Tenant of revised rules, after which Tenant will be bound by new rules.
