Exclusions for Exclusive Office Listing Requirements

Utah Realtors:  Any Exclusive Office Listings, the Seller, Listing Agent Subscriber, and Listing Broker must sign and submit UtahRealEstate.com’s “MLS Listing Exclusion Form” to UtahRealEstate.com confirming the Seller’s decision not to submit the Listing to the MLS. All MLS Listing Exclusion Forms must be submitted to UtahRealEstate.com within five (5) Business Days after the applicable Listing Agreement has been signed by the Seller. The MLS Listing Exclusion Form is available within the UtahRealEstate.com MLS and may be downloaded or printed by Participants and Subscribers.

WCBR users: These rules apply to the WCBR only:  Listings taken must be entered into the MLS within 96 hours.  You as an agent would have 96 hours to collect photos etc.  If Seller does not want listing on MLS, but just listed with Brokerage, listing becomes an “Exclusive Agency” listing.  You can only market the listing within the Brokerage.  Use “Exempt listing Certification form” and file that form along with the ERS (Exclusive Right to Sell and Agency listing agreement) to the MLS Service together so it’s on record.

When Public marketing begins , this would be a sign, social or print advertising of any kind, you would have 24 hours to complete the MLS Data Input form and enter the listing on the MLS service.  (See Clear Cooperation policy)
